Locațiunea imobilului. SFS recomandă conformare benevolă

Aducerea în cadrul legal a persoanelor fizice și juridice din sfera imobiliară rămâne una din prioritățile Serviciul Fiscal de Stat, scopul fiind sporirea randamentul acestui segment al administrării fiscale. Astfel, în perioada august şi septembrie 2018, în cadrul campaniei de informare a cetățenilor cu privire la prevederile legislației în vigoare în partea ce ține de darea în chirie/ locațiune/ arendă a bunurilor imobile, la SFS au fost înregistrate 2122 contracte de locaţiune pe întreg teritoriul ţării. În perioada vizată inspectorii fiscali au identificat 753 de persoane fizice proprietari care transmit în chirie bunuri imobile, efectuând controale la 30 dintre acestea. Astfel, pentru lunile august-septembrie 2018, au fost calculate suplimentar la buget plăţi de bază în valoare de 26,5 mii lei, penalităţi de 1,6 mii lei şi amenzi de 17,4 mii lei. Per total, în primele 9 luni ale anului 2018, au fost înregistrate 7 126 contracte de locaţiune, iar în cadrul acțiunilor desfășurate de către autoritatea fiscală națională au fost identificate 3 220 de persoane fizice proprietari care transmit în chirie bunurile imobile și au fost întreprinse acțiuni de conformare față de ele. În același timp, au fost efectuate controale fiscale la 348 persoane fizice ce dau în locațiune bunuri imobile, fiind calculate suplimentar la buget plăți de bază în sumă de 409,1 mii lei, penalități – 57,3 mii lei și amenzi – 43,4 mii lei. În acest context, SFS vine cu o recomandare către persoanele fizice şi juridice să se conformeze legislaţiei în vigoare şi să înregistreze contractele de chirie la Direcţiile deservire fiscală din raza de amplasare a bunului imobil. NOTĂ: Persoanele fizice care dau în chirie bunuri imobile urmează să achite impozitul în mărime de 7% din veniturile obținute. Impozitul se va achita cel târziu la data de 2 a lunii curente sau în avans, în orice bancă comercială sau oficiu poștal al Republicii Moldova. Persoanele fizice care nu își onorează obligațiile, riscă amenzi și sancțiuni, în conformitate cu prevederile Codului fiscal.
