Спрос инвесторов оставил американцев без новых домов

Покупки жилой недвижимости институциональными инвесторами в США достигли в сентябре рекордного уровня, при этом почти половина продаж приходится на покупку за счет собственных денежных средств. Инвесторы начали скупать дома на фоне увеличения спроса со стороны арендаторов. На покупки институциональными инвесторами приходилось 14% продаж, свидетельствуют данные RealtyTrac. Это самый высокий показатель с 2011 г. Инвесторами являются лица, покупающие 10 и более домов в год. На продажи без привлечения кредитных ресурсов приходилось 49% продаж, по сравнению с 40% в августе и 30% годом ранее, а это признак того, что рост ставок по ипотеке с мая текущего года оставил некоторых потенциальных покупателей вне рынка, а также того, что мелкие инвесторы стали активнее.
"Как инвесторы, так и традиционные покупатели, пытаются скупать дешевые дома, прежде чем цены станут еще выше. Но инвесторы имеют преимущество, так как платят наличными, и им не надо проходить сложный процесс получения ипотечного кредита, - сказал бывший экономист ФРС Майкл Хэнсон. – Люди в настоящее время оказались "выбиты" из рынка из-за спроса со стороны инвесторов".
Крупнейшие инвесторы, такие как Blackstone Group и American Homes 4 Rent, купили около 60 тыс. домов по всей стране, чтобы извлечь выгоду от низких цен и арендного спроса. Вице-президент RealtyTrac Дарен Блумквист отмечает, что семьи готовы покупать дома, но им приходится платить арендодателю-инвестору, а не выплачивать ипотеку.
"Раньше все стремились стать собственниками. Теперь у нас есть люди, которые имеют доход, достаточный для оплаты ипотеки и у них есть желание купить дом, но они вынуждены быть арендаторами", - сказал он.
