Вторичный рынок жилья в Кишиневе показывает падение оборотов

Вторичный рынок жилья в Кишиневе демонстрирует падение оборотов по причине "низкой привлекательности жилья в этом сегменте". Директор компании "GOFMA Consulting" Дмитрий Тэрэбуркэ сообщил, что "на вторичном рынке сейчас все плохо и вряд ли будет лучше". Раньше покупатели ориентировались на "вторичку", поскольку рынок сотрясали судебные иски обманутых покупателей к застройщикам, а также боязнь потерять деньги, вложенные в жилищное строительство. Сейчас появились механизмы правовой защиты, и покупатели опять переориентировались на первичный рынок, - сказал Тэрэбуркэ. Другим фактором, ухудшающим ситуацию, риэлтер увязывает с тем, что многие кредитные программы ориентированы на конечный продукт, предлагаемый строителями. Это делает проблематичным получение кредита для покупки недвижимости в Кишиневе на вторичном рынке, что ограничивает круг потенциальных покупателей. В последнее время городское планирование привело к тому, что много внутридомовых территорий, дворов, объектов подвергаются перестройке. Если раньше инфраструктура вторичных объектов была их преимуществом, то сейчас это преимущество уничтожено пристройками, застройками, достройками. В таких условиях, намного привлекательнее брать жилье на первичном рынке, - убежден специалист. По его мнению, ухудшению ситуации на вторичном рынке способствует и развитие миграционных процессов. Из РМ стараются все больше уехать, все меньше нуждаются здесь в жилье, поэтому падает спрос. Вот почему тенденции вторичного рынка, скорее, пессимистичные. Рынок ожидает очередное небольшое падение цен и примерное выравнивание с первичным рынком, что уменьшит разницу в цене, - сказал он. На просьбу агентства спрогнозировать ситуацию на 2016 г., Дмитрий Тэрэбуркэ сказал, что на рынке вторичного и первичного жилья вероятен небольшой ценовой спад и снижение оборотов. Но это будет не столько объективный рыночный фактор, сколько следствие нестабильной политической ситуации в РМ и значительной административной зависимости рынка недвижимости, - подчеркнул риэлтор.
